Fallbrook, California is a beautiful historic town located in northern San Diego country. It has a rural feel yet is just minutes away from the coast, Camp Pendleton, and major shopping and metropolitan areas. You will love a day trip to our quaint down town area with it's many shops and things to do. Fallbrook is family friendly town and has many noteworthy parks, activities for young people, art centers, many after school programs, and so much more. We're a bit off the beaten track, so if you are looking to buy a home in a town with a small town feel yet freeway close to just about everything, Fallbrook is worth a visit.
If you are planning to buy a home in Fallbrook, one of the first things you will have to decide is "how much rural land do I want?" and "How far from downtown Fallbrook or the freeways do I want to be?" The prices of properties in Fallbrook depend largely on these factors, as much as the size of both the land and the home that will factor into price, as well. Fallbrook was established nearly 150 years ago, and we have some very old historic homes, Victorian and farm houses, as well as many homes built in the 1970's and 1980's, then a whole bunch of newer homes that were built in the real estate boom years of the 1990's and early 2000's. While a good portion of our housing is rural, and much of the area has grown around the central downtown core, there are many newer small and medium sized subdivisions that will offer homebuyers amenities like curbs and sidewalks.
On the other hand, if you want horse property or an area for gardening, we have no shortage of properties on acreage. Many people feel like a 3/4 to one acre parcel is the perfect size... plenty of room for privacy and not so big as to be overwhelming in yard care and landscaping. If you are a horse lover, there are many parcels from 1-4 acres that can offer plenty of room for a riding pen or arena, turn outs or pastures for the horses, barn and hay storage, etc. Most people on the bigger lots do not have them completely landscaped, but rather have indigenous plantings that are fine on low water usage. Irrigated pastures are lovely, especially if you have a water well on the property already.
Lots of people want to be self sufficent and have the satisfaction of owning a grove or small farm property. The climate is nearly perfect here in north San Diego county, and many crops are grown here. Fallbrook is the Avocado Capital of the world, and many residents have a number of producing avocado trees in their yards. Lemons, oranges, macadamias and lots of other plants and tree crops are grown here. Many rural properties have water wells that can be used.
Many properties for sale have year round or seasonal streams and California Live Oak forests. These riparian areas are wonderful for nature watching. We have a thriving population of birds (both migratory and native), coyotes, bobcats, opossum, racoons, turtles and frogs, etc. If you enjoy nature, you will love the back areas of De Luz especially.
